Things you should know:

Our Rules : Our rules simplifies, summarizes and clarifies the intent of the KCCA, Inc., Covenants, Bylaws, & Articles of Incorporation, in terms of those actions or inactions that can result in “violation conditions”, which can result in the imposition of immediate fines and/or other legal consequences

Our Violation fines : You should become aware of what fines can be imposed on you while being a resident here in Kensington Courts. By becoming familiar with our Violations Fine Table will help guide you from ever being potentially fined regarding the listed violations.

Board of Directors: The Board of Directors of the Association is comprised of five owners who are elected at each bi-annual meeting. The Current President is Rod Burr, the Vice President is Ray Barton, the Treasurer is Robin Embleton, Reggie Little is our Communications & Covenant Enforcement Officer, and our Fifth member is Michael Ireland.

Covenants & Restrictions: There are legal restrictions on what you can and cannot do on your property that is on the back of the Deed of your property in our development. There is the documentation which indicates that the Deed Restrictions of the Association are Enforceable against your Deed. You should become very familiar with our restrictions and covenants that are bound to your property and Deed.

Annual Assessment: The annual assessment is currently $100.00. A reminder statement is provided prior to the due date.

Any Changes To Your Property: Please be advised that our covenants mandate that all exterior additions, changes, alterations, and or modifications to your dwelling and or property (land), require an architectural approval from the Architectural Committee, in writing, a minimum of 30 days prior to commencement. This is so that we have an adequate opportunity to ensure that the proposed changes are consistent with town ordinances and association covenants, with the ultimate goal being to prevent future issues of non-compliance or required reversal of work completed.

How To Request Property Changes: Your architectural request should include plans and specifications showing the nature, kind, shape, height, materials, and location, in relation to the surrounding structure(s), you wish to do. This request may be sent to KCCA, P.O. Box 2241, Elkton, MD 21922

Trash: Trash is picked up on Tuesdays and Recyclable Collection is picked up on Fridays. Place Trash & Recyclables in containers near the end of your driveway after sundown on Mondays and Thursdays. Please pick up emptied containers before sundown on that same pick up day.

Grass Clippings: The Town of Elkton currently vacuums all grass clippings on Monday mornings if you pile your clippings at the corner of your driveway neatly over the weekend.
